Preferred industry experience: Coworking, managed offices, hospitality, or real estate operations

About the Role

We are seeking a driven, performance-oriented Hub Manager – Operations to oversee end-to-end operations, commercial performance, and member experience across multiple coworking centres within a designated hub.

The role requires strong leadership, operational excellence, financial acumen, P&L ownership, client relationship management, and the ability to support revenue growth while maintaining high occupancy and retention levels.

Key Responsibilities

P&L Ownership and Commercial Management

• Own and manage the full profit and loss (P&L) for all centres within the hub.
• Work towards maintaining a minimum 95% occupancy across centres.
• Drive revenue growth while optimising operational expenses to improve profitability.
• Monitor rental values and additional revenue streams, including food and beverage, meeting rooms, event spaces, and add-on services.
• Ensure accurate billing, timely invoicing, and timely collections.
• Identify upselling and cross-selling opportunities to increase average revenue per user (ARPU).
• Collaborate closely with Sales on closures and expansion opportunities.

Centre Operations Management

• Oversee daily operations across all assigned coworking centres.
• Ensure adherence to standard operating procedures (SOPs) and operational compliance standards.
• Maintain high standards of infrastructure, cleanliness, safety, and ambience.
• Monitor vendor performance across housekeeping, security, maintenance, IT, and facility services.
• Ensure preventive maintenance schedules and annual maintenance contracts (AMCs) are managed effectively.
• Ensure statutory, safety, and audit compliance.
• Coordinate with the Projects team on fit-outs, refurbishments, and expansion work.

Member Experience and Retention

• Work towards maintaining a minimum 95% retention rate across properties.
• Conduct regular client meetings and address escalations promptly.
• Analyse client feedback and implement improvements.
• Organise engagement activities, events, and community-building initiatives.

Hub Development and Business Growth

• Support business development initiatives within the hub.
• Coordinate with Sales and Marketing on closures, lead generation, and promotions.
• Identify new revenue opportunities within the hub.

Team Leadership and People Management

• Lead, mentor, and manage Centre Managers and Community Associates.
• Plan workforce allocation and support the hiring of Centre Managers as required.
• Drive accountability, ownership, and operational discipline.
• Implement learning and development initiatives.

Vendor and Facility Coordination

• Oversee electricity payments and operational expenses.
• Monitor costs and implement expense-reduction strategies.
• Ensure service-level agreements (SLAs) are met consistently.

Reporting and Governance

• Prepare monthly reports covering P&L statements, occupancy and rental values, additional revenue performance, food and beverage revenue, and expenses.
• Maintain operational dashboards tracking key performance indicators (KPIs), including occupancy, revenue, costs, CSAT, and escalations.
• Ensure audit readiness and documentation compliance.

Required Qualifications

• Bachelor’s degree in Business Administration, Hospitality, Operations Management, or a related field.
• MBA preferred.
• 4–8 years of relevant experience in coworking, managed offices, hospitality, or real estate operations.
• Experience managing multiple locations preferred.
